CASH HOME BUYER IN SOUTH CAROLINA
SELLING AS-IS IS A TRADE.
HERE IS BOTH SIDES.
Cash Property Offers buys houses, mobile homes, land and commercial property across South Carolina. As-is. No repairs, no showings, no cleaning out the garage, and a closing date you pick rather than one a buyer's lender picks for you.
This site is not a pitch. It is the mechanics. How the sale actually runs, what an offer is built from, what it costs you compared with listing, and how to check out any cash buyer in this state — this one included.
An offer you understand is worth more than an offer you were rushed into.
What a cash sale actually buys you
People assume the product is money. It is not. Money is available from any buyer. What a cash sale sells you is the removal of four specific problems.
- Condition stops mattering. No repairs, no pre-listing punch list, no cleaning, no hauling. What is in the house can stay in the house.
- Financing stops mattering. Most sales that fall apart fall apart at the lender. A buyer using their own funds removes appraisal risk, underwriting risk and the repair demands an appraiser can attach to a loan.
- Showings stop. No strangers walking through on a Sunday, no keeping a house presentable while you live in it or manage it from another state.
- The date becomes yours. Fast if you need fast. Slow if you need to get an estate settled, find a place to live, or wait for a child to finish a school year.
That is the entire product. If none of those four things is a problem for you, a cash sale is probably the wrong tool and this site will say so more than once.
What it costs you
Here is the part most cash-buyer websites leave out. A cash offer is lower than what a fixed-up house sells for on the open market. It has to be, and the arithmetic is not a secret.
A buyer who is going to repair a property has to pay for that work, carry the property while it happens, pay costs to resell it, and be left with a margin for taking the risk that the work costs more than expected. Every one of those comes out of the same number. That is why the offer sits below retail value.
You are trading money for certainty, speed and the removal of work. That is a reasonable trade for a lot of people and a bad trade for others. The honest version of this business is telling you which one you are, which is what when not to sell to us is for.

How to use this site
Start with the page that matches your actual question.
If you want to know what will happen step by step, read how it works. If you want to know why the number is the number, read how the offer is calculated and then make every buyer you talk to show you the same four inputs. If something on the title is stuck — an estate that was never opened, a lien nobody remembers, an heir nobody can find — go straight to title, liens and probate.
Ben Lovro is a principal investor and buyer. He is not a licensed real estate broker, attorney or CPA, and nothing here is legal, tax or financial advice about your situation. The closing attorney is the person who answers title questions on your property, and you are entitled to your own.

Frequently asked
Questions people actually ask
What parts of South Carolina do you buy in?
The whole state. The home market is the Midlands — Columbia, Lexington, Irmo, West Columbia and Cayce — and the surrounding counties including Sumter, Aiken and Camden are regularly worked. Property further out is still worth a conversation; the answer may be that a local buyer is a better fit, and we will say so.
Do I have to accept the offer?
No. Asking what a property is worth to a cash buyer costs you a conversation and a walkthrough. There is no obligation attached, and anyone who behaves as though there is has told you something useful about themselves.
How long does a cash closing take in South Carolina?
The limiting factor is almost never the buyer. It is the title work, which runs through a closing attorney, and how clean the title turns out to be. A clear title on a straightforward property moves quickly. An unopened estate, an old judgment or a missing heir adds time that nobody can compress.
Are there fees or commissions taken out of my side?
There is no brokerage commission in a direct sale because there is no broker. Closing costs still exist and are handled at the closing table by the attorney, and the settlement statement itemises every one of them before you sign. Ask any buyer to confirm in writing which costs sit on which side before you commit.
Do you buy properties with tenants in them?
Yes, including tenants who are behind or who have stopped communicating. In South Carolina a lease generally travels with the property, so the buyer inherits the tenancy and the obligations that come with it. Tell any buyer about the tenancy up front; a buyer who finds out late will re-trade you.
Is Ben Lovro a real estate agent?
No. He is a principal buyer, which means he is purchasing for his own account rather than representing anyone. That is a meaningful difference: an agent owes you duties a buyer does not, and you should know which one you are talking to in any conversation about your property.
What if I owe more than the property is worth?
Say so early. It changes what is possible and it is not unusual. Some of those situations work and many do not, and the honest answer sometimes involves your lender, a housing counsellor or an attorney rather than a buyer at all.
Make your next move
A year from now, what will you be glad you started today?
You don't need another promise that everything will be easy. You need something useful to learn — and a next step you're willing to take.
